How Much Does a Beachfront Home in Sumba Cost in 2026?

At Eco Beach City on Sumba, a beachfront home costs €36,500 for a furnished Beach Cabin or €295,000 for a three-bedroom villa with a private infinity pool (plus €15,000 for furniture and its transport). On top of that you should budget a €65 monthly community fee once your home is ready, notary and legal fees, and your flights. If you only want to spend time here without owning a home, the community membership costs €1,500.

Below is the full picture, line by line, so you can compare options without surprises.

The three ways in, and what each costs

Eco Beach City is a beachfront community inside a private seafront residence with 2 km of beach on Sumba Island, in East Nusa Tenggara, Indonesia. There are three ways to be part of it, and they are very different in price and in what you get.

1. Community membership: €1,500

The membership is not property. It is a way to belong to the community and stay here every year.

Flights and meals are not included. You can see the full offer on the membership page.

2. Beach Cabin: €36,500, furniture included

The Beach Cabin is an A-frame cabin with its place in the community. The price includes the house and the furniture.

The steps are simple: apply (about 2 minutes), have a 15-minute information call, agree a payment plan, then construction starts.

3. Villa: €295,000, plus furniture

The villa has 3 bedrooms with en-suite bathrooms, 150 m² and a private infinity pool. The architect and designer are included and it is fully transferable.

The costs people forget

The headline price is only part of the story. Here is what else to plan for.

Community fee: €65 a month

Once your home is ready, there is a community fee of €65 a month, which is €780 a year. Put it in your budget from day one.

Notary and legal fees: typically 2–4%

In Indonesia, property documents are signed before a notary. According to Global Property Guide, notary fees usually run between 1% and 2.5% of the price, and legal fees between 0.5% and 1.5%. A realistic planning range is 2–4% in total. For a Beach Cabin, that is roughly €730 to €1,460. For a villa, roughly €5,900 to €11,800.

Global Property Guide also lists a 5% transfer tax (BPHTB) on property transfers in Indonesia. Whether and how it applies depends on the legal structure you use, so ask the notary for a written breakdown of every tax and fee before you sign anything.

Flights

There are daily flights from Bali (Denpasar) to Tambolaka airport on Sumba, about one hour, with morning departures. You still need to get to Bali first, and that cost depends entirely on where you live. Our guide on how to get to Sumba from Bali covers the details.

No financing costs

There is no bank and no financing company involved. Instalments are paid directly, at 0% interest, so there is no interest to add to your total.

Here are rough totals using the numbers above. These are not quotes; your notary will give you exact figures.

Think in cost per year, not just price

Foreigners in Indonesia cannot hold freehold land (Hak Milik). At Eco Beach City, buyers hold an 80-year renewable leasehold, or for some buyers PT PMA equity. That changes how you should compare prices.

A leasehold is a long right to use a home for a fixed number of years. The fairest way to compare one leasehold with another, or with renting, is to divide the price by the years you get:

Our free leasehold cost-per-year calculator does this maths for any leasehold, including the ones you see in Bali, so you can compare like with like. The total cost of owning a villa tool adds running costs on top.

What about rental income?

Owners can live in their home, rent it out, or resell it on the owners' marketplace. Rental income is never guaranteed, and we do not promise any yield or return. If you buy, buy because you want to spend time here. Any rental income is a possible bonus, not a plan.
