Bali leasehold cost per year calculator

Short answer

Divide what you pay upfront (the lease price plus 2–4% for notary, lawyer and checks) by the years on the lease, then add any yearly costs you carry as tenant. Example: €180,000 for 25 years costs about €7,344 a year (€612 a month); €230,000 for 30 years costs about €7,820 a year. A longer lease changes everything: €200,000 for 40 years is only €5,100 a year.

Leaseholds in Bali and the rest of Indonesia are sold with different terms: 20, 25, 30 years or more. The only fair way to compare them is the cost per year. Type the price and the years of each offer.

How the cost per year is worked out

Cost per year = (lease price + notary, lawyer and checks) ÷ years on the lease + yearly costs you pay as tenant.

A leasehold is worth less every year that passes: at the end of the term the land and what is built on it go back to the landowner, unless you extend. That is why two villas at a similar price can be very different deals. A €200,000 villa with 40 years costs less per year than a €180,000 villa with 25 years.

What this calculator leaves out

It does not include rental income, the price of an extension (negotiated with the landowner when the term ends, unless it is fixed in the contract) or the value of the house at the end. It is a way to compare offers on the same basis, not a valuation.

Questions people ask

How much does a leasehold cost per year in Bali?

It depends on the price and the term. Divide the total you pay (price plus notary, legal and due diligence fees, usually 2–4% more) by the years on the lease, and add any yearly costs you carry as tenant. For example, €180,000 for 25 years with 2% fees costs about €7,344 a year.

How long are leaseholds in Bali?

Most are 20 to 30 years. Many contracts include an option to extend, but the extension price is often not fixed: check whether the contract states it, because that changes the real cost per year.

Can a foreigner buy a leasehold in Indonesia?

Yes. A lease (Hak Sewa) is a private contract with the Indonesian landowner, signed before a licensed notary. A foreigner does not need a company to hold one. Foreigners cannot hold freehold (Hak Milik).

What happens when the lease ends?

The land and the buildings go back to the landowner unless you have agreed an extension. Agree the extension terms, and ideally the price, in the original contract.

Is a longer lease always better?

A longer lease spreads the price over more years, so the cost per year falls. But compare the total too, and check that the landowner can legally grant that term and that the extension clause is written down.
