The restaurant, the spa and gym area, the tennis courts and the glamping district are taking shape. Everything else on the map is future vision. Every photograph on the site says whether it was taken at Eco Beach City, across Sumba, or is an architectural render. ### Can I bring a project, a company or a programme? Yes. Projects open for partners (a yoga programme, a CrossFit box, a longevity clinic, a surf school, a venture builder, a film studio, a school programme and more) are listed on the Projects page, and anyone can propose something new through Bring a project. The best ideas are invited to develop, test or launch from the city. Participation, ownership and commercial terms are always agreed separately and transparently, and your idea stays yours. ### Is Eco Beach City a resort? No. It is a beachfront city under construction in Sumba: homes, a beachfront coworking, a padel court and a restaurant, wellness and sport areas, gardens and a local team, designed so people can live here and build things here. You can stay as a guest, but the point is what you can create while you are here. ### What exactly is our sustainable resort community? We are a fully registered Indonesian limited company, Eco Beach City, developing a beachfront resort and residential community on Sumba Island. Hundreds of international members participate through deposits within a fully compliant corporate structure. Eco Beach City is properly incorporated under Indonesian law and remains up to date with all annual tax filings, corporate compliance requirements and statutory reporting. Members access real assets within a transparent company that operates strictly according to national regulations. Every villa, plot and Beachfront Founder Home is individually secured by its member through a deposit and recorded within the company's official system. All common areas are created collectively, funded and built through the shared contribution of the entire member community. This model ensures responsible development, long term stability and complete legal clarity for every participant. ### Who funds our resort community? Our resort community is collectively funded and developed by members from all around the world through Eco Beach City. Every member participates in the creation, financing, and development of the project. ### Is Eco Beach City a single company or a collaborative project? It is a collaborative project. Members fund their plots and constructions, and all common areas are built through the collective contribution of the entire community. ### What is the core philosophy of our community? Our sustainable resort is built collectively, step by step, through the participation of every member. ### What makes our resort unique? We offer the most accessible beachfront resort membership in the world. Members enjoy real access to units and land in a rapidly growing destination through deposits, supported by proven construction progress and transparent management. Your deposit is fully transferable anytime. ### Is the resort open? Yes. Our resort is open and receiving international visitors since 2025. Breakfast is included with every reservation. ### Can friends or family stay in my unit? Yes, once your unit is completed and furnished. ### What happens if the community grows? More common areas, improved facilities, and new phases can be developed. ### What is the master plan? The masterplan is being adjusted as this is a collective project built by all members together. Eco Beach City operates under Eco Beach City and is a collective project built and financed by members from all over the world. There is a legal, technical, and investor support team working together. For security and transparency, communication is handled only through official written channels. ### Property Types & Investment ### What property types are available? Every price is in euros. Villas and mansions include the land. 1. Founder · Head of: €3,500, paid once after a 15-minute call. One Head per discipline (padel, surf, yoga, running, football) and per country. A title in the community, not property. 2. Beach Cabin, your own home with its land: €36,500, furniture included. Up to 10 monthly instalments at 0%; delivery within 6 months of the first payment to the builder. 3. 3 Bedroom Villa: from €295,000. Three bedrooms with en-suite bathrooms and a private pool. Furniture not included: €15,000 + transport. 4. Beachfront Mansion: €1,100,000. A fully customizable estate with dedicated architect and interior designer included. Furnished price varies per investor. Not included: the foundation, the electricity & water connection and a septic tank, from €5k. ### How does the PT PMA structure work for foreign members? Eco Beach City operates as a PT PMA (Penanaman Modal Asing), which is the official Indonesian legal structure that allows foreign investment. This structure is fully regulated by the Indonesian government and provides legal protection for international members. All assets, contracts and transactions are recorded under the company in compliance with Indonesian corporate law. ### Renting Your Home ### Can I rent my home when I am away? Renting is optional and the owner decides whether and how to rent. If you want it rented we can manage it for you, with a commission of around 20%. We do not promise occupancy or income. As an indication, comparable beachfront properties in Southeast Asia are listed at around: Studio Suite ~€100 per night, Oceanfront Estate Villa ~€500 per night, Beachfront Mansion ~€1,500 per night. These are market observations, not projections. ### How does the management commission work? Renting is optional. The owner decides whether and how to rent, independently or through an operator of their choice. If you want it rented we can manage it for you, with a commission of around 20% of the rental income depending on the unit and the conditions agreed. We do not promise occupancy or income. Any reader-created scenario may use an assumed 20% operating cost. Nightly rates are market observations, not projections. ### Can I use my unit personally? Yes. You can use your unit for personal stays with advance notice. Personal stays reduce the nights available to rent. How you balance personal use and renting is entirely your decision. ### What are the ongoing costs? Ongoing costs include property tax, a maintenance contribution for common areas, and property insurance. These costs are modest compared to equivalent beachfront properties worldwide and are detailed in your contract. ### Construction & Development ### How long will the full project take to complete? Eco Beach City is a multi phase development. All plots have been assigned. Construction of units follows the contract schedule and is progressing continuously. ### What external factors have affected timelines? Certain timelines have been affected by circumstances beyond the company's direct control, including governmental and regulatory processes in Indonesia during 2025, as well as deposit adjustments by individual members. These factors were communicated to affected members in accordance with the terms of their contracts. ### Why does the masterplan change? Because the project is collective. Some members did not complete their payments, which required reassignment or resale of plots to maintain architectural harmony and continuous zoning. ### Can I build later? Yes. You may build when you prefer, as long as you follow the construction process and schedule communicated through your member portal. ### Can I choose my builder? No. Construction must follow the official engineering and certified team to ensure safety, compliance, and structural integrity. ### Who is carrying out the construction? Construction is carried out by certified Indonesian engineering and building teams based on site in Sumba, with the majority of work performed by Indoglobal Kontruksi. The on site engineering team works together with certified Indonesian contractors. ### Why are you building progressively? Because it's funded collectively. Members build their own unit when ready, so construction depends on each individual's timeline. ### Is this a safe investment? All contracts are official, taxes are registered, payments are verified, and land is legally secured under Eco Beach City. As with any real estate investment, there are inherent risks including market fluctuations, regulatory changes and construction timelines. Prospective members are strongly encouraged to conduct their own due diligence and seek independent legal and financial advice before making any commitment. ### Furnishing & Customization ### How does furnishing work? The Beach Cabin is sold furnished: its furniture is included in the price. The villa's furniture is not included (€15,000 + transport). You can furnish your unit independently or work with us, but a minimum quality standard must be maintained to ensure an excellent guest experience. For safety and regulatory compliance, all electrical and plumbing installations must be completed by our certified team. Every Beachfront Founder Home includes an elevated platform with decking to protect against tropical rainfall and ground moisture. Units without this essential foundation cannot be occupied or rented, as water intrusion would compromise safety and comfort. Eco Beach City offers the most economical fully serviced beachfront property and furnishing package available anywhere in the world, with access to world class facilities including beach access, restaurants, sports courts, coworking spaces and wellness areas. ### Can I furnish my unit independently? Yes. Interior furnishing can be done independently. However, the installations must be completed exclusively by Eco Beach City certified teams. ### Why must installation and the deck be done by Eco Beach City? To ensure structural safety, technical consistency, and long term durability, all installations and deck construction must be performed exclusively by Eco Beach City certified teams. The deck is a critical structural component that protects units from humidity, ground movement, and weather exposure. Proper installation prevents water infiltration and ensures safe use of the unit. ### What happens if I am not ready to pay for furniture now? You can wait. Your unit may be included in a later furnishing batch depending on supplier availability. ### Common Areas & Facilities ### What common areas are completed? The gym, yoga space, tennis court, coworking space, restaurant and padel court are fully completed and operational. Volleyball and additional recreational areas are also available. All common areas are built collectively by international investors. Those wishing to join future phases may do so at ecobeachcity.com/partner ### What common areas will be completed next? Next phases include expanded solar systems, a beachclub, supermarket, and additional wellness and recreation facilities. ### Resale & Marketplace ### How does the resale process work? Resale is available for any fully deposited unit registered in the member system. When a member chooses to exit, Eco Beach City lists the unit on the official Marketplace at ecobeachcity.com/marketplace Monthly marketing campaigns bring new members, ensuring consistent flow and smooth support for sellers. Once a verified new member is found, they deposit with Eco Beach City. We transfer 90 percent to the exiting member and retain 10 percent as a management and verification contribution. Since inception, more than one hundred members have entered or exited through this system, demonstrating strong demand and steady growth. ### What deposit levels are available for new memberships? You can see live deposit levels directly on our official marketplace at ecobeachcity.com/marketplace. This shows the current listings from active members and gives you a real time view of the market. If you wish to access a new unit, you can request information on ecobeachcity.com and an agent will contact you with the availability and deposit levels of new phases. ### What deposit levels are other members listing for transfer? Each member is free to set their own transfer deposit. The marketplace reflects the real market behaviour, since every listing is published by individual members. Eco Beach City does not set or confirm transfer deposits for any member. Active listings are available at ecobeachcity.com/marketplace ### How do I list my plot for resale? You can do it through the official marketplace at ecobeachcity.com/marketplace. ### What contribution applies to transfers? Eco Beach City receives the deposit from the new member, transfers 90 percent to the exiting member, and retains 10 percent as the management and verification contribution. ### Can I set my resale price? Yes. You have full freedom to set the price. ### Can I transfer if my deposits are incomplete? No. Only fully deposited units can be transferred. ### How can I exit the project? You can transfer your membership through our official marketplace at ecobeachcity.com/marketplace. If you are an active member with all deposits up to date, the transfer will be managed and facilitated internally. When a verified new member is found, our team will contact you directly to complete the transfer and return your deposit. ### What are my options if I do not want to wait? If you prefer not to continue, you may transfer your membership through our official marketplace at ecobeachcity.com/marketplace. Your deposit is fully transferable. If all your deposits are up to date, the transfer will be managed internally. When a verified new member is found, we will contact you directly to complete the transfer and return your deposit. ### Rental Management ### Does Eco Beach City offer rental management? Yes. If you want it rented, we handle it: bookings, check-in and check-out, cleaning, maintenance and quality control, so every home is kept to the same standard. Renting is optional and you decide whether to do it. What we do not do is promise occupancy or income: what a home earns depends on the season, the unit and the market. ### What commission does the management charge? Around 20% of the rental income, depending on the unit and the conditions agreed. It covers guest management, cleaning, maintenance and quality control. The exact figure is written into your management agreement before anything is rented. We do not promise occupancy or income. ### How are rental bookings managed? We handle them. Guests book through us, we do the check-in and check-out, the cleaning and the maintenance, and we keep every home to the same standard. You can also rent it yourself on any platform you like, or not rent it at all: it is your home and it is your call. We do not promise occupancy or income. ### How is rental income shared between owners? Rental income is pooled by zone. Eco Beach City is divided into zones, and the homes of a zone that are in the rental programme form a single pool. Every night rented across that zone in the period is counted together and shared among the owners of that zone, regardless of which particular home each guest slept in. So if a guest stays in the home next to yours instead of yours, you still earn from that night, and the same is true the other way round. Nobody is penalised for being on the quieter side of a path, or for the booking system happening to assign one unit rather than another, and no owner competes with their neighbour for a booking. What decides your share is the zone your home is in and the type of home it is, not how often your particular key is used. Zones are not identical to one another in location, home types or demand, so income differs from one zone to another. Inside a zone, owners are treated the same. Only furnished homes that are in the rental programme take part in the pool. An unfurnished home cannot be rented. A home you rent out yourself, outside our management, is outside the pool. We do not promise occupancy or income. ### Payments & Documentation ### Where are deposits processed? All deposits are processed securely and exclusively through the official company account. No other channels or contacts should be used. Receipts and invoices can be downloaded from your member portal for each deposit made. ### What documentation is required to join? To join, you simply submit your details through our website and an agent will contact you. All members receive a contract, receipt, and full documentation through our verified process. ### Communication & Support ### How do you help me? All communication is handled in writing through our member portal for transparency and traceability. We provide free support seven days a week, twenty four hours a day, with every message answered within a maximum of three business days. This ensures consistent, documented and high quality assistance for every member. ### Legal & Compliance ### Is Eco Beach City legally registered? Yes.
