The Beach Cabin in Sumba: €36,500 with Furniture Included

The Beach Cabin at Eco Beach City costs €36,500, and the furniture is included in that price. You can pay it at once or in up to 10 instalments of €3,650 at 0% interest, and the cabin is delivered within 6 months of your first payment to the builder. Once it is ready, the only recurring cost from the community is a fee of €65 a month.

This post walks through exactly what the price covers, how the payment plan works, what happens after you apply, and the things that are not included. If you want the short version, the Beach Cabin page has the same numbers on one screen.

What the €36,500 covers

The price is for two things together: the house itself, an A-frame Beach Cabin, and its place in the community at Eco Beach City, a beachfront town on Sumba Island in East Nusa Tenggara, Indonesia. The site sits inside a private seafront residence with 2 km of beach.

What is in the price:

On the Beach Cabin card, as on the other two options, Eco Beach City states: "All profit goes to charity."

A note on photos: we do not have a real photograph of a finished Beach Cabin yet, so none of the pictures in this article show one. The images here show the site and its surroundings as they are.

How the payment plan works

There is no bank and no financing company involved. You pay the instalments directly, and the interest rate is 0%.

Option 1: pay at once

You pay €36,500 in one go.

Option 2: up to 10 instalments

You pay up to 10 instalments of €3,650 each. Because there is no interest, the total stays €36,500 whichever option you choose.

When does building start, and when is it delivered?

The cabin is delivered within 6 months of the first payment to the builder. That date, the first payment to the builder, is the one to keep in mind when you plan your first stay.

The steps to apply

The process is short and has four steps:

  1. Apply. The form takes about 2 minutes.
  2. Interview or info call. A 15-minute call so both sides can ask questions.
  3. Payment plan. You agree on paying at once or in instalments.
  4. Construction. Your cabin is built and delivered within 6 months of the first payment to the builder.

Before you apply, two free ways to look around help a lot. You can walk the town online in LiveIt, a 3D video game version of Eco Beach City, and you can watch a recorded video call with the founder, Carlos, at /call. A visit can also be booked.

The costs after delivery

Once your home is ready, the community fee is €65 a month. That is the figure Eco Beach City publishes for owners.

Other costs depend on how you use the cabin. Flights are not included: you will need to get to Sumba yourself, usually via Bali. There are daily flights from Denpasar (DPS) to Tambolaka (TMC), about one hour, with morning departures around 9:00. Our guide on how to get to Sumba from Bali and the How to get here page cover the details.

What you can do with the cabin

As an owner, you have three options:

Be clear on one point: rental income is never guaranteed. Eco Beach City does not promise yields or returns on the cabin, and you should not buy it expecting a fixed income from it.

The legal side, briefly

Foreigners cannot hold freehold (Hak Milik) land in Indonesia. At Eco Beach City, buyers hold an 80-year leasehold that can be renewed or, for some buyers, equity in a PT PMA company. Documents are signed before an Indonesian notary. Nominee arrangements, where a local person holds land on your behalf, are void under Article 33 of Law 25/2007.

Who the Beach Cabin suits

The Beach Cabin tends to make sense if:

It is probably not the right fit if you need three bedrooms and a private pool (look at the villa), or if you only want a few weeks a year without owning anything. For that, community membership costs €1,500 and is not property. We explain the difference in community membership explained.

Honest notes before you decide
