An Upgrade Apartment Studio Completion Opportunity for Eco Beach City Investors
We are pleased to share an important update regarding the next evolution of Eco Beach City.
From the beginning, our vision has been to create more than a real estate project. We are building a destination, a place where nature, design, community and hospitality come together on one of Indonesia's most beautiful islands.
As part of this evolution, we are introducing the Apartment Studio completion package (approx. 25 sqm internal area), designed to help transform eligible units into more refined, comfortable and professionally prepared spaces for personal use and potential rental use, subject to applicable conditions.
Before anything else, we want to be fully clear and transparent.
Your Previously Signed Agreement Remains Valid
If you have already signed a previous agreement with Eco Beach City, that agreement remains valid according to its terms.
Nothing in this communication is intended to cancel, replace or modify any signed agreement unless you voluntarily choose to sign a new addendum or additional agreement.
The Apartment Studio upgrade itself remains free. You are not paying for the upgrade itself.
€0 Additional Purchase Price for the Apartment Studio Upgrade
There is no additional purchase price for the Apartment Studio product upgrade itself (approx. 25 sqm).
However, for an Apartment Studio to be used, lived in, hosted in or potentially offered for rental use, it must be properly completed, furnished, installed, checked and prepared on-site.
That is the purpose of the completion package.
The upgrade remains free. The completion package is what has a cost.

The Apartment Studio Completion Options
Investors who wish to proceed may choose between two options.
Option 1, Turnkey Apartment Studio, Furniture Included, €19,950 + VAT
We furnish it with you. Reception, installation, taxes, all included. Turnkey. This is the most complete and convenient option, designed for investors who want their Apartment Studio delivered fully finished, furnished and professionally prepared, ready for personal use or potential rental use.
This price includes the furniture package paid to us, plus all completion works, logistics, installation, setup, bathroom completion and air conditioning.

- 1x Wall-Mounted Single Split AC 2.0 PK
- 1x Bed Frame + Bed Head
- 1x Mattress 160 cm x 200 cm
- 1x Coffee Table
- 1x Console Cabinet
- 1x Sofa Bed
- 1x Sink, 1x Toilet, 1x Shower, 1x Bathroom Mirror
With this option, Eco Beach City / Amoda coordinates the entire process from start to finish.
Option 2, Bring Your Own Furniture + Eco Beach City / Amoda Installation Package, €16,500 + VAT
This option is for investors who prefer to source and purchase their own furniture independently.
Furniture: €0. You bring your own furniture. We do not charge anything for the furniture itself in this option.
What we charge for, and why: even when furniture is brought by the investor, the unit still has to be completed, adapted, received, transported internally, installed, set up, finished and prepared safely on-site. For safety, quality control, operational efficiency and project standards, this work must be carried out by Eco Beach City / Amoda. That is what the €16,500 + VAT covers.
This installation package includes:
- Technical adaptation and on-site coordination
- Reception, handling and internal transport of investor-provided furniture
- Installation and setup of the unit and furniture
- Completed modern bathroom (Sink, Toilet, Shower, Mirror)
- Safety and quality control, final preparation
External furniture costs, supplier issues, missing items, wrong measurements, quality issues or delivery delays related to third-party suppliers remain the investor's responsibility.
How to Proceed and Payment Structure
The payment is split between Eco Beach City and Amoda:
- €3,500 commitment deposit paid directly to Eco Beach City to reserve your position. This deposit is used to prepare your plot and install all required infrastructure before the prefab unit arrives: land preparation and leveling, water connection and piping, electricity connection, septic tank installation, and all other utility hookups needed to make your Apartment Studio fully operational from day one.
- Remaining balance paid directly to Amoda, in two milestone payments:
- 50% before production starts.
- 50% before shipping, delivery and installation.
Transport insurance is included. Amoda provides full transport insurance covering the prefab Apartment Studio unit during shipment to Eco Beach City.
Estimated Delivery
The delivery target is December 2026 or earlier. Delivery may be delayed by up to six (6) months beyond this target without constituting breach or default, provided reasonable construction and production efforts continue.
The first 50 units are targeted for delivery around the end of 2026, with the next units delivered progressively to reach 100 rooms by 2027, with the objective of becoming the largest accommodation complex in all of Sumba.

The contract is fully digital, takes a few minutes, and the signed PDF will be available immediately on your dashboard.
